Job Summary: 
Immediate opening for a 2nd shift Lead Maintenance Technician in Bethesda, MD.  The technician will report daily (Sunday – Thursday from 2:00pm – 10:30pm) to the Site Manger and provide quality service and high work standards to maintain a professional working environment.  This position is responsible for the overall operation of the project/contract to include the safety and wellbeing of its employees, safeguarding company funds and property, and generally represents the company with respect to the client. Provides leadership and technical solutions for all facility maintenance issues at the Client’s facility. Directs a workforce of technicians and painting crew in a variety of activities in the management of a Class “A” headquarters facility, hotel and conference center.  Ensure that established company goals are realized while maintaining client relations that will enhance future business and total responsibility for managing all aspects of the contract.  Promotes the interest and acts within the framework of principles and corporate policies and facilitates the work of other 3rd party vendors on campus.  Must possess an extremely high level of customer service and communication skills

Duties & Responsibilities: 
Communicates effectively with the Facility Manager and 1st shift maintenance lead technician about the 2nd shift details to determine service needs and ensure all non-business hours activities are shared with the leadership team. The 2nd shift maintenance Lead position will coordinate and supervise 2nd & 3rd shift employees, painting staff along with client sub-contractors while performing service on site.
Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc
Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).
Performs as a hands-on working Lead with the ability to complete various types of general maintenance, HVAC, electrical, plumbing and painting tasks as required while leading a small crew of employees during non-business hours.
Competently maintains, troubleshoots, and performs equipment repairs. The Lead Maintenance Technician is responsible for:
  • Performing electrical troubleshooting, repair, and maintenance of equipment and controls located throughout a site.
  • All various types of general maintenance tasks that may arise or requested by our client.
  • Installs, maintains and repairs plumbing/piping, associated equipment and components located in the interior and exterior of building(s).
  • Monitoring and maintenance of various mechanical/electrical operating systems.
  • Conducting routine and on-going assessments of the building system operations.
  • Performing tests and analysis of data to assure the proper functioning of site equipment.
  • Monitoring operation of the mechanical, electrical and other operating equipment.
  • Performing work according to manufacturing standards and following the change process of qualified core equipment and components
Perform monitoring of the building automation computer system to ensure equipment is running as scheduled and the building temperature conditions are in range
Documents work results in the CMMS work order system, analyzes findings and recommends updates to the PM list or asset information
Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates
Manages maintenance projects, including complex equipment repair, providing guidance to Sub-Contractors performing facilities services and escorting as required
Other duties may be assigned as deemed necessary by the Site Manager

Education: 
High School diploma (or equivalent) required. Skilled Certifications or Degree a plus.
3-5 years’ of progressive experience in leading/managing maintenance, operation, and/or construction services for facilities
Valid state drivers license.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to speak effectively before groups of customers or associates of organization.
Ability to write routine reports and correspondence. Must have a working knowledge of MS WORD and EXCEL, be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system and maintenance specific software such Building Automation

Organization skills to maintain the client facility maintenance records and reports.  Technical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track and trend equipment history.  Writes and modifies maintenance work orders to improve equipment performance.
Ability to use hand and small/large power tools
Able to disassemble/reassemble fixtures, fans, pumps, and HVAC equipment and other building related equipment
Able to demonstrate general plumbing, electrical and carpentry skills.
Able to demonstrate a general understanding of building systems and operation including HVAC, plumbing, electrical, Life Safety Systems, building envelope.
Must be able to demonstrate a high level of competency in all skill sets, such as:
  • Electrical
  • Plumbing
  • Life Safety Systems
  • Carpentry
  • Welding
  • High Pressure Boiler Operation
  • HVAC
  • Building Automation
  Able to competently operate a forklift, scissor lift, and aerial lift
Ability to operate a personal computer, cell phone; and/or electronic tablet
Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
