Job Description

Job Summary: 
To ensure all installed plant equipment and systems are operated safely and correctly and their operation fulfills the contract

Essential Duties and Responsibilities: 
  1. Review for any alarms and take corrective action if needed.
  2. Review Email for any issue or request and respond as needed.
  3. Tour BBH critical spaces each morning. Review for alarms, fluid leaks, or anything out of order.
    1. MDF
    2. Generator rooms
    3. Fuel pumps room (Mondays only)
    4. Check in with the Chef for any issue with Kitchen or equipment
      1. Check hot water heaters for Kitchen on Tuesdays during lunch time
  4. Return to 8th floor to review any open or issued WO from either Stonehenge System or OSS Request system.
  5. Perform work as needed from WO’s, requests, or verbal requests from BBH personnel.
  6. Check in with BBH facilities staff each morning around 10-11 am. Inform of any irregularities or issues found.
  7. On Fridays, inventory for any equipment should be noted. If new material needed, submit to Facilities Coordinator.
    1. Inventories to be checked: (some of these may be issued as a WO)
      1. Air filters, heat pumps, and FPB’s
      2. Water filters: under sink, kitchen refrigerators, etc.
      3. Lamps, drivers, and or ballasts
      4. Plumbing parts: flushometer, gaskets, cartridges, etc.
      5. Monthly: tool inventory
  8. Return to working on any issues, any WOs issued, and or any special projects.
The list above is to use as a guideline for each day. There may be events that will prevent items to be performed in a timely manner, however, every effort should be taken to perform these duties at the most opportune time as the workload changes. It is particularly important that BBH critical spaces are reviewed and that any open work orders and requests are performed in a timely manner.
If a work request is given verbally the Tech should write down the request and at a later time enter in a WO in either the Stonehenge system or OSS request system. It is the technician’s responsibility to inform his/her manager and the BBH facilities personnel if there is an issue with completing their task in a timely manner.
BBH Tech requirements
  • Knowledgeable in using MS Outlook Mail
    • Able to enter calendar event, all meetings where attendance is required.
    • Able to search past emails for info
    • Able to create a file system for saving pertinent emails
  • Knowledgeable in MS Word and MS Excel
    • Able to create a document and enter data in table formats
  • Knowledge with Internet search engines and applications MS Edge, Chrome etc.
    • Able to perform a search
    • Save web sites to favorites
    • Save data from websites, print etc
  • Must carry a mobile phone 24x7 and respond as needed.
    • Be able to set up voice mail, out of office and applications needed for the position
    • Able to use text
    • All communication to BBH personnel must be on BBH provided phone/devices except in emergency situations. Device must be charged at all times
    • Attend all meetings as needed. Present self in a professional manner as a representative of BBH.
    • Enter and leave building thru front lobby each time.
    • Able to prioritize all work and identify areas of concern
Knowledgeable in basic commercial electricity (preform all work in a safe efficient manner)
  • Knowledge with basic safety precautions and while working with electrical panels, switchboards and equipment
  • Able to change out a light ballast, or LED driver
  • Able to change out lamps
  • Ability to read ladder diagrams to troubleshoot control circuits
  • Understanding of Infrared testing and process for PM on electrical systems
  • Understanding of principles of a UPS system and how it interacts with critical systems
  • Understand operation of heat trace system and be able to identify and troubleshoot issues
Understand and operate standby generators, Russ-electric switchgear and load bank as needed.
  • Perform Monthly load tests
  • Perform quarterly fuel test
  • Perform and participate in annual full power test.
Knowledgeable in basic commercial HVAC (preform all work in a safe efficient manner)
  • Understand principles for a Ring Duct system
  • Understand function of a Primary secondary HVAC system and static pressure
  • Understand how to troubleshoot and PM VAV boxes, FPB’s another HVAC terminal boxes
  • Understanding of how duct work static pressure play a role in overall system design and functions.
  • Knowledgeable in the refrigeration circuit and heat pump operation including water source and condenser water system.
  • Perform Filter Changes as needed
  • Able to troubleshoot, repair and perform PMs on all heat pumps and HVAC R equipment. 
  • Perform maintenance and repairs on CRAC units as needed.
  • Knowledge in Commercial Plumbing and applications (preform all work in a safe efficient manner)
  • Ability to troubleshoot Hot and Cold-water systems, understanding all components on hot and cold side.
  • Understanding of Hot Water tanks and mixing valves and recirculation pumps.
  • Being able to repair leaking faucets
  • Understanding and being able to repair flushometers
  • Replace Filters as needed.
  • Understanding of basic construction principles
  • Understanding and able to repair carpet, tiles and other flooring systems
  • Understanding and able to repair ceiling systems
  • Able to repair and paint drywall and wall systems
  • Able to repair doors and associated hardware.
  • Able to read Blueprints, and associated manuals etc
  • Understand and use O&M SOPs hardcopies and electronically
  • Able to use the BBH Work order System, Stonehenge Able to open, complete and print out.
  • Complete WO’s as issues arise, most WO should be completed within 48 hours or less
  • Able to use BBH Space Planning and Request system as needed.
  • Able to respond to open request(s) in a timely manner and complete when done.
  • Respond as a first responder to troubleshoot and repair as needed any kitchen equipment
    Assist any outside vendors as needed in locating and troubleshooting equipment
